How do I get the application process started?

Applications are $50.00. The application fee is non-refundable. Anyone 18 years old or older that will be sharing the apartment will be required to apply. We will need a valid state issued i.d. as well as three most recent check stubs or bank stubs to show proof of income from each applicant.

Are Co-Signers Allowed?

Yes, co-signers/ guarantors are allowed. Yes, they will be listed on the lease. No, they cannot be taken off the lease before it expires. They are required to earn five times the amount of rent and they must follow the same application guidelines mentioned above.

What deposits are required?


We do not require deposits.


What move in fees should I look forward to paying?


A non-refundable administrative fee ranging from of $375 to $575 is required within 48 hours of your application being approved. The specific non-refundable administrative fee will be established after your application is processed, including a full background check, credit check, financial criteria, and verification of rental history.


Can I sign my lease online?


Yes, we provide electronic leases, and you may sign online. You will be required to come into the leasing office with your I.D. to retrieve your keys.


Is anything included in the rent?


Yes, pest control general service is included in your rent.



What utilities am I responsible for?


Residents are required to pay all utilities, including electric, water, sewer, and trash. You are required to open and maintain a Lakeland Electric account and provide the account number to management before taking possession of the property.


Is renter’s insurance required?


Yes, renter’s insurance is required.


Who is my cable/ internet provider?

Spectrum is the cable/internet provider.


Do the apartments have a washer/ dryer?


Yes, each apartment has a washer and dryer. No, they cannot be removed.


Is the community pet friendly?


We are a pet-friendly community. However, you are required to pay a non-refundable pet FEE of $300 and pet rent of $10 per month added to your monthly rent. There are pet restrictions that will apply, such as weight and breed restrictions. You will be required to submit a pet profile before you take possession of the property. You are NOT allowed to bring a pet to visit unless you have paid the necessary fees. You can add a pet to your lease later. Please ask office for more details.


Is there additional storage available?


No, not currently.


Is there assigned parking?


No, parking is first come first serve.

Is this community gated?

Yes, residents are given codes as well as gate fobs that allow entry.


When Is My Rent Due?


Your pro-rated rent amount is due before your take possession of the property. Personal checks will not be accepted during your move in. Pro- Rate rent during your initial move in will need to be submitted by certified funds (i.e. Cashiers check or Money order).

Going forward rent will be due on the 1st of each month. If rent is not paid as of the 4th day of each month a $100 late fee is charged. If a rent payment is returned for any reason, a $50 returned check fee is charged along with the late fee.


How do I pay my rent?


There are several ways that you can pay your rent.

·        Pay with a personal check (after initial move in) , cashier’s check or money order

·        Pay with a credit or debit card online through our online resident portal *This option does cost a small convenience fee.

·        Pay with a check online through our online resident portal. *This option does NOT cost a convenience fee if you setup a reoccurring payment.


Am I allowed to add a roommate later?


Yes, you may add a roommate later upon application process and approval. He/She will be required to apply along with the required documentation. The application fee will be $50.00.
